The core system
Epoxy Floor Coating in Irving, TX
Every epoxy floor, from a garage to a lobby, is built in the same layers. Here is what each layer does and how to choose the right system for your concrete.

What an Epoxy Floor Coating Actually Is
Epoxy is a thermosetting resin. When the resin and hardener are mixed, they react and cure into a hard plastic layer that grips the pores of the concrete underneath. That chemical bond is what separates a real epoxy floor from a garage paint with epoxy in its name, which mostly sits on the surface.
A full floor coating is a system rather than a single product. It usually includes a primer or base coat that soaks into the slab, a body coat that carries the color, an optional broadcast of flake or quartz, and one or more clear topcoats. The total thickness and the topcoat chemistry decide how the floor handles traffic, chemicals and sunlight.
This page explains the system itself. If you already know the room, the residential page covers garages and home floors, the commercial page covers businesses, and the metallic page covers the decorative finish.
Is an Epoxy Coating Right for Your Floor?
A strong fit when
- The concrete is sound, even if it is stained or cracked
- You want a seamless surface that cleans with a mop
- Oil, spills or chemicals are part of daily life on the floor
- Dust from bare concrete keeps getting tracked inside
Talk it through first if
- The slab shows ongoing moisture, efflorescence or a damp feel
- The floor is wood, tile or vinyl rather than concrete
- The area sits in full sun outdoors with no UV-stable topcoat
- You need to use the space again within hours, not days
Options
Epoxy Systems Compared
Four common builds, from simplest to most involved. The estimate recommends one based on the room and the slab.
Solid color coating
A primer and one or two pigmented body coats in satin or gloss. Clean and simple, suited to workshops, storage rooms and back-of-house spaces.
Full flake broadcast
Vinyl chips are broadcast to refusal into a wet base, scraped, then sealed with a clear topcoat. Textured, forgiving and the most common garage finish.
Quartz broadcast
Colored quartz sand replaces the flake for a harder, grittier surface. Often chosen for commercial kitchens, locker rooms and wet areas.
Metallic system
A dark base, then a clear body coat loaded with metallic pigment that is worked by hand. Decorative, glossy and one of a kind.
The detail that matters
Why Surface Preparation Decides Everything
Most coating failures trace back to preparation, not the product. Concrete develops a weak, chalky top layer called laitance, and it often carries old sealers, curing compounds, paint or oil. Resin applied over any of those bonds to the contaminant instead of the slab, and it lets go when the slab moves or heats up.
Diamond grinding removes that layer and leaves a profile like coarse sandpaper, which gives the resin something to lock into. A dust extractor keeps the work clean. Cracks are chased and filled, spalled edges are rebuilt, and expansion joints are either honored or filled depending on the slab. Only then does the first coat go down.
On Irving's expansive clays, cracks are normal, especially in older slabs. Filling them properly does not stop the slab from moving, but it keeps the coating from telegraphing every hairline crack and keeps moisture out of them.

The playbook
From Bare Slab to Finished Floor
Assessment
Measure the floor, look for moisture, test for sealers and note cracks, joints and stains.
Grinding
Diamond-grind the whole surface and vacuum it clean with a dust extractor.
Repairs
Fill cracks and pits, rebuild chipped edges, and grind repairs flush.
Base coat
Roll and squeegee the base so it penetrates the open concrete.
Broadcast or color
Broadcast flake or quartz, or apply the pigmented body coat.
Topcoat
Seal with a clear topcoat, with grit added where traction matters.
Pricing
What Moves the Price of an Epoxy Floor
Prices are not listed here because every slab is different, but these are the items that change a quote:
Square footage
Larger floors cost more in total but less per square foot, because setup is shared across more area.
Concrete condition
Heavy cracking, spalling, old coatings or oil-soaked concrete add grinding and repair time.
System and thickness
A single solid coat costs less than a full flake broadcast with a two-coat topcoat.
Moisture mitigation
Slabs with moisture vapor issues may need a special primer before the system goes down.
Access and layout
Stem walls, steps, drains, columns and furniture to move all add detail work.
No price list here: two garages the same size can need very different prep. Your estimate itemizes it at no cost.
Epoxy Coatings in the Irving Climate
Irving's summers push garage slabs well past what the thermometer reads outside, and the afternoon sun on a west-facing door makes it worse. Epoxy bodies are strong but can amber in direct sunlight, so floors that see sun usually get a UV-stable polyaspartic or polyurethane topcoat.
Installers also schedule around the weather. Resin cures faster in heat and slower in cold, and high humidity during spring storms can affect some topcoats. A good plan picks the right product for the season.
Care
Caring for an Epoxy Floor
Sweep or dust-mop regularly, because grit is what dulls a topcoat. Clean with warm water and a pH-neutral cleaner, and skip citrus or vinegar cleaners that can haze the finish over time. Wipe up oil, brake fluid and chemicals rather than letting them sit.
Put pads under kickstands, jack stands and heavy furniture feet. A good topcoat can be lightly abraded and recoated years later, which renews the shine without starting over.

Epoxy Floor Coating: Common Questions
Have a question that is not here? Phones are open every day, 8:30 am to 7 pm: (469) 484-6547.
What is an epoxy floor coating?
A two-part resin system that bonds to prepared concrete and cures into a hard, seamless surface. It is usually built in layers: base, color or broadcast, and a clear topcoat.
What surfaces will epoxy not stick to?
Epoxy bonds poorly to sealed, painted, oily or dusty concrete, and it is not meant for wood subfloors, vinyl or tile. That is why the slab is ground before coating.
What flooring is better than epoxy?
For sunny or outdoor areas, polyaspartic coatings handle UV better. For a fast return to service, polyaspartic also cures faster. Many systems combine an epoxy base with a polyaspartic topcoat.
What are the downsides of epoxy flooring?
It needs careful preparation, it takes time to cure, smooth finishes can be slick when wet, and plain epoxy can yellow in sunlight without a UV-stable topcoat.
Can mold grow under epoxy?
Not on a properly prepared, dry slab, because the coating seals the surface. Moisture trapped under a coating can cause blistering, so damp slabs are tested and treated first.
How long does an epoxy floor last?
In a home garage, a ground and properly topcoated system often lasts many years. Thin store-bought coatings can wear out within a year or two.
