FAQ
Epoxy Flooring Questions, Answered
Straight answers to the questions Irving homeowners and businesses ask most about epoxy floors.
Cost and Estimates
How much does an epoxy floor cost?
It depends on the size, the condition of the concrete, the system and the number of coats. Prices are not published because every slab is different, but estimates are free and written.
How much does a 20x20 epoxy floor cost?
A 400-square-foot floor, about the size of a two-car garage, is one of the most common jobs. The price depends on repairs and the system, and the free estimate gives you an exact number.
Why are epoxy quotes so different?
Most of the difference is in preparation, product thickness and the topcoat. Compare those items line by line.
Is the estimate really free?
Yes, free and with no obligation.
Do you publish prices?
No, because no two floors need the same preparation. Every estimate lists each item so you can see the cost.
The Floor Itself
What is an epoxy floor?
A two-part resin coating bonded to prepared concrete, usually built in layers with a base, color or broadcast, and a clear topcoat.
What is 20 times stronger than epoxy?
That claim usually refers to polyurea or polyaspartic coatings. They are more flexible and UV-stable, and they are often used as topcoats over an epoxy base.
Is epoxy flooring slippery when wet?
Smooth gloss can be. Flake and quartz finishes add texture, and grit can be added to any topcoat.
Are epoxy floors unhealthy?
Once fully cured, epoxy is inert. During installation the area is ventilated, and low-odor products are available.
What do epoxy floors look like after five years?
A well-prepared floor with a good topcoat still looks clean, with light scratches in busy paths.
Garages and Homes
Can I epoxy my garage floor myself?
Kits exist, but most are thin coatings over etched concrete and often lift under hot tires. Professional systems use grinding and thicker resin.
How long before I can park on it?
Usually several days, depending on the products and temperature.
Will epoxy hide cracks?
Cracks are filled and ground flush first. On clay soils, a hairline may reappear over time.
Can mold grow under epoxy?
Not on a dry, properly prepared slab. Damp slabs are tested and treated before coating.
Does a sunny garage need a special topcoat?
Yes. A UV-stable polyaspartic or polyurethane topcoat prevents yellowing near the door.
Business Floors and Care
When should you not use epoxy flooring?
Over active moisture, on wood, or outdoors in full sun without a UV-stable topcoat.
Can work happen after hours?
Yes. Commercial floors are often done at night, on weekends or in phases.
How do I clean an epoxy floor?
Sweep, then mop with warm water and a pH-neutral cleaner. Avoid acidic and citrus cleaners.
Can an old epoxy floor be refreshed?
Often, yes. The topcoat can be lightly abraded and recoated if the base is still bonded.
Which areas do you serve?
Irving, including Las Colinas, Valley Ranch and Plymouth Park, plus Coppell and Grand Prairie.
